Frequently asked questions
Why should I text you before visiting a builder?
Most builders ask that the buyer's agent be registered at or before the first visit. If you visit on your own first, the builder may not let me represent you. Text me before you go and I will handle the registration.
What is the difference between move-in ready and building new?
A move-in ready home is finished or nearly finished, so closing can come sooner and the finishes are already chosen. With a home to be built, you choose the lot, the plan and some finishes, and construction takes several months depending on the builder.
Can we do everything in Spanish?
Yes. I work in Spanish and English. Builder documents may be in English; I walk you through every part in Spanish before you sign.
Do I need a pre-approval to tour homes?
Not to look. Before signing, most builders ask for a mortgage pre-approval or proof of funds. You can choose any bank or mortgage company you like.
Are the prices on this site final?
They are starting prices as each builder publishes them on the date shown. Builders change prices often. Text me and I will confirm the current price of the home you like.
Is a new home inspected?
The county inspects during construction, and you walk the home with the builder before closing. Many buyers also hire an independent inspector; I can help you arrange it.
Which areas do you cover?
New-home communities across Florida, from Gainesville down to Homestead and Florida City, starting with Ocala and Marion County.
What if I am just exploring?
That is fine. We can talk with no commitment, and I will send you options whenever you are ready.
